About

Advice, with the numbers in the open.

Over four years, I've walked alongside 43+ families through the moves that shape a decade. Not transactions. Families who chose not to stay stuck.

How I work

We look at the game plan first, built around your 10-year wealth goals.

  • Needs-Based

I don't look for houses. I look for the life you're building.

  • Clarity

    Complicated, made calm and systematic.

  • Human

If a home doesn't serve your future, I'll tell you not to buy, even at the cost of my commission.

Where it started

I grew up in a five-room HDB in Bukit Panjang. My parents worked hard, but no one gave them a clear plan, so every chance to move up passed quietly. We're still in that same flat. What stays with me isn't the lost upside; it's hearing them say, 'If only someone had told us.' That is why I built the Horizon Framework: so your family decides with clarity, before it's too late.

The sequence

  1. 01

    Diagnose affordability

Who is buying, what is already owned, how much cash is comfortable, and when the keys are needed. A first home and an upgrade are not the same case.

  2. 02

    Put numbers on it

Buyer’s stamp duty, additional buyer’s stamp duty where it applies, and the cash left after the down payment. The advice is knowing which figure changes the decision.

  3. 03

    Shortlist

A few homes, each with a reason to see it and a reason it might be wrong. Lease, town, and how you live come before a long list of tabs.

  4. 04

    Negotiate

Price, conditions, and the point at which we stop. You hear the plan before an offer goes out, including when walking away is the result.

  5. 05

    Stay through completion

From option to completion: what to sign, what can wait, and who does the next thing. The work does not end when the offer is accepted.
